Nam Phrae near Ob Khan National Park — Two Neighbouring Plots of Land, each 4 Rai, for Sale at 2.0 Mill. Baht each

LOCATION: Map beyond L1; or B&B Map Thai­land North eC2; in an open-spaced, quiet and green rural village in the undulat­ing area of Nam Phrae (west of Hang Dong), not far from Ob Khan National Park. Neigh­bouring houses, which are not close to, are mostly Thai rural one and two-storey houses of wood/concrete. There is one big Thai villa on the left hand side, which cannot be seen from the land.
ACCESS: Both plots on their small side border a sealed road (with little traffic), which is the long main road connect­ing the Irrigat­ion Canal Road near Ban Nam Phrae with the little-known Ob Khan National Park, where the road ends.
DISTANCE: 2.9 km to Irrigat­ion Canal Road at Nam Phrae, or 18.5 km to the inter­section Irrigat­ion Canal Road / Suthep Road of Chiang Mai; from there, 1.8 km to the center (moat) of the city.
LAND: Size of each plot about 4 rai, each of longish-rect­angular shape, each with land title-deed 'Chanot' [not seen]. The plots are slightly sloped towards the road, high and nearly flat on their middle parts (which are most suit­able to build a house on) offer­ing wide views over the hilly land­scape to the west, south and north. The rear part of each plot con­tains a huge and probably deep pond, which is almost rect­angular and extends close to the border­line, most parts with a steep rocky bank and some parts nearly vertical. The ponds derive from soil/rock exploit­ation, and a controlled, influenced natural regener­ation would probably enhance the im­pressive scenery. The plots com­prise already many natural trees and bamboo, and some fruit trees. The left plot also con­tains a small one-storey house close to the road, and a hut nearby. The build­ings are of little value and can be used, after renov­ation, as shop, office, staff house or storage house.
INFRASTRUCTURE: Electricity, tele­phone line and tap water is present along the road, and already con­nected with the house of the left plot. Mobile phone signal sufficiently strong.

LOCATION: Map beyond L1; or B&B Map Thai­land North eC2; in the margin of a very open-spaced, quiet and green rural village in the area of Nam Phrae (west of Hang Dong), not far from Ob Khan National Park. Most of the undulat­ing area is covered with natural trees, and there are several small neigh­bouring rural houses nearby.
ACCESS: By a small unsealed public dead-end road, well pass­able and with virtually no traffic, which runs after a few hundred meters into a sealed main road. This road connects the Irrigat­ion Canal Road near Ban Nam Phrae with the little-known Ob
Khan National Park, where the road ends.
DISTANCE: 4.2 km to Irrigat­ion Canal Road at Nam Phrae, or 19.8 km to the inter­section Irrigat­ion Canal R
oad / Suthep Road of Chiang Mai; from there, 1.8 km to the center (moat) of the city.
LAND: Exact size and shape of the land currently unclear, land title-deed 'Chanot' [not seen] said to be present. The land is slightly sloped, some parts steep, others nearly flat, and maybe the half of the land is covered with natural trees, some with bamboo, palms and fruit trees. There are one or two brook­lets on the land (with water from the hills) and an un­sealed road, but it is currently not clear if the brook­lets and road are public or private. On one part of the land, on a small steep hill and not far from the un­sealed public road, there is a little two-storey country-house of fancy appear­ance. Very likely from the upper floor of this house, one can get a wide view over the undulat­ing land­scape and far hills, whereas from the ground-level of the land the view is often limited by trees.
INFRASTRUCTURE: Electricity present, tap water probably present (from a drilled well or from damming-up the brook­let). Mobile phone signal sufficiently strong.
